What is the Saxton Medical Professional Loan?

A non-conforming purchase program built for people whose credentials outrun their income history.

Medicine has an unusual financial shape. Years of training, significant student debt, and then a steep rise in earnings. A standard underwriting file does not read that curve well, particularly for a resident or fellow whose current pay stub says very little about what the next decade looks like.

This program takes the credential seriously. At least one borrower whose income is being used to qualify must hold one of the eligible degrees and be in active practice. That list covers Medical Doctors, Doctors of Osteopathy, dental degrees including DDS and DMD, Doctors of Ophthalmology and Psychiatry holding an MD or DO, Doctors of Pharmacy, Doctors of Veterinary Medicine, Doctors of Podiatric Medicine, and Certified Registered Nurse Anesthetists holding a DNAP or DNP. Residents, fellows and interns with one of those degrees are eligible as well.

It is a purchase program for a primary residence, and a copy of your degree is required to confirm eligibility. Permanent resident aliens with evidence of lawful residency are allowed, and non-permanent resident aliens can be eligible with a twenty-four month employment history in the United States. Chiropractors are not eligible under this program.
