Investors building a portfolio hit this question fast. Conventional lending has historically capped the number of financed properties a single borrower can hold, and that ceiling is what stops a lot of people at four or ten properties regardless of how well the portfolio performs.
The limits are not uniform. On one of our programs a first mortgage carries no limit on the number of financed properties a borrower may have. On the same program a home equity loan is capped at twenty. That is a meaningful difference, and which one applies comes down to the product you are using rather than to you.
There are related conditions worth knowing. Second mortgage transactions carry maximum combined loan amount limitations in addition to the property count, so the two interact. On that program a rate and term refinance requires no ownership seasoning, which matters if you have recently acquired the property you want to refinance.
