You can get a home equity line of credit on a home with land, within set limits. At least one program we offer accepts lots up to 20 acres, and at least one does not accept properties zoned agricultural.
What a HELOC on acreage requires
Each item below is a requirement of at least one HELOC program we offer.
- Outside Texas, the lot can be up to 20 acres under at least one program.
- In Texas, the property must be less than 10 acres under at least one program.
- Properties zoned agricultural are not eligible under at least one program.
- The home must be a single-family home, townhouse, PUD, condo or 2 to 4 unit home under at least one program.
- Log homes, manufactured housing, co-ops and mixed use properties are not eligible under at least one program.
- Under at least one program, lines above $400,000 can use a larger share of your equity when the home is an owner-occupied single-family home on 5 acres or less and your score is 780 or higher.

How Much Land Can A HELOC Cover?
Up to 20 acres under at least one program we offer, with a tighter limit in Texas and no properties zoned agricultural.
Lot size is a hard rule, not a judgment call. At least one program declines a home on more than 20 acres, or more than 10 acres in Texas. That same program also declines the application when the lot size is missing from its property data.
Zoning matters as much as acres. At least one program does not accept properties zoned agricultural, log homes, manufactured housing or mixed use properties. The home itself must be an eligible type under at least one program: a single-family home, townhouse, PUD, condo or 2 to 4 unit home. That program takes the property type from its automated value providers.
Lot size can also change how much equity you can use. Under at least one program, lines above $400,000 can use a larger share of your equity when the home is an owner-occupied single-family home on 5 acres or less and your score is 780 or higher.
