What a one year tax return HELOC requires

Each item below is a requirement of at least one HELOC program we offer.

  • If you are self-employed and only one year of returns is available, at least one program uses that single return as verified income.
  • The return must be for the most recent tax year. After the filing deadline, last year’s return becomes the required one.
  • You connect to a supported tax provider so your return data comes in directly.
  • A credit score of 640 or higher is required, 680 for a second home or investment property (not offered in some states, including Texas and New York, or above $400,000), and 760 for a line above $400,000.
  • Only one applicant is allowed, and an ITIN cannot be used in place of a Social Security Number.
  • Your debt-to-income ratio, counting the new line, can be up to 50% on a one-unit home and 45% on 2 to 4 units.

How Does One Year Of Tax Returns Qualify You?

Income is taken from your latest Form 1040, then certain Schedule C, E and F lines are added back.

At least one program starts with the income on your Form 1040 for 2022 and later, with adjustments for capital gains, tax-exempt interest and tax-exempt Social Security benefits. It then adds back Schedule C lines 12, 13 and 30, Schedule E line 18 and Schedule F line 14. If you are self-employed and only one year is available, that total is your verified income.

If two years are available, the program compares them. When the current year is more than 10% lower than the prior year, the current year is used. Otherwise the two years are averaged. The result is never lower than the Form 1040 income from your most recent year.

One year works on the automated path. If your income falls short and you ask for a manual review with a loan officer, that review requires 2 years of tax returns and an executable Form 4506-C. If your deposits show your income more clearly than your return, see our bank statement HELOC page.
