Home Loans For Union Workers

If the union places you from job to job, in the trades or on film and TV crews, your W-2s can come from many employers. At least one program we offer can use all of them, average your income, and verify your work through the union.

What the union path looks like

Each item below is a requirement or rule of Fannie Mae, FHA, or at least one program we offer.

  • Your union helps place you in each new job, and you may switch employers often.
  • Your application lists the union as your employer, not every job or contract.
  • A verbal verification or a letter from the union confirms how long you have worked.
  • All of your paystubs, or the final paystub from each job, are gathered to show your year-to-date total.
  • You provide all of your W-2s for the prior years your automated findings call for, and W-2 transcripts are the most efficient way.
  • Your income totals are averaged to set your qualifying income.

Can Union Workers With Many Employers Qualify?

Yes. At least one program we offer can treat your history as stable no matter how many employers you had, based on a review of your full work and income picture.

In some trades, the union places you in one short-term job after another. That can leave you with several paystubs and W-2s in a single year. At least one program we offer can use all of them to verify and calculate your stable monthly income. Your pay can mix base pay, variable hourly pay, and other employment income, as long as Fannie Mae or Freddie Mac rules for variable hourly pay are met.

On at least one program we offer, your application lists the union as your employer, and the union can confirm how long you have worked. That program even allows you to be between employers when you close. Fannie Mae also lets the lender get the verbal verification of employment from the union when you work short-term assignments, such as skilled construction, longshore, or stagehand work. See our verbal verification of employment page.

This path is for union members. If you work in film or TV and are not in a union, your file follows standard Fannie Mae or Freddie Mac rules and your automated findings, which means you need a current job. At least one program we offer does not accept union or entertainment income that takes multiple W-2s or 1099s to document.

Why choose Saxton for union worker home loans

This page is for union trades and union film and TV crew members whose W-2s come from many employers because the union places them.

Every W-2 Can Count

At least one program we offer can use all of your year-to-date paystubs and W-2s to verify and calculate your income, not just your latest job.

The Union Is Your Employer

On at least one program we offer, your application lists the union as the employer. You do not have to list each job or contract shown on your W-2s.

Many Employers Can Be Stable

At least one program we offer can treat your history as stable and consistent regardless of the number of employers. The call is made after a review of your full work and income picture.

Between Jobs At Closing Works

At least one program allows you to be between employers when your loan closes. If your history is stable and your multiple jobs are documented, the final check of your employment may come through the union.

FHA Skips Extra Job Analysis

FHA normally asks for more proof when you change employers more than three times in 12 months. That extra analysis is not required for union trades, and at least one VA program we offer follows the same rule.

Union Dues Are Not Debt

Fannie Mae and FHA do not count union dues as a debt when they figure your debt-to-income ratio.
