Second VA Loan
Already have a VA loan and need another? With remaining entitlement, at least one VA program we offer can finance a new primary home while your first VA loan is still open.
Quick answer
Saxton Mortgage does. If part of your entitlement is still in use, at least one VA program we offer bases your available guaranty on the single-unit conforming loan limit for the county, reduced by the entitlement not yet restored. Loans above $1,500,000 need full entitlement, and credit starts at 580 on loans up to $1,000,000.
What a second VA loan requires
Each item below is a VA rule or a requirement of at least one VA program we offer.
- A Certificate of Eligibility showing your entitlement, dated within six months of the application.
- Enough remaining entitlement for the loan. A VA loan that is still open reduces what you have left.
- A credit score of at least 580 on loans up to $1,000,000 with at least one program.
- A new home that will be your primary residence, and you must live in it.
- A property with one to four units.
- Any debt owed to VA from a past VA loan paid in full before that entitlement can be restored.

Can You Have Two VA Loans At Once?
Yes, if you have enough entitlement left. The entitlement tied to your first loan stays used until it is restored, and the rest is available for the new home.
Yes, with remaining entitlement. Entitlement is the amount of VA guaranty available to you, and your Certificate of Eligibility shows it. When a VA loan is still open, the entitlement it used has not been restored, and the guaranty on the new loan is reduced by that amount.
How much you have left depends on where you buy. On loans over $144,000, the available guaranty is based on the conforming loan limit for the county you are buying in, minus the entitlement still in use. With full entitlement, no down payment is required. With less than full entitlement, a down payment may be needed on a larger loan. Loans above $1,500,000 require full entitlement with at least one program.
If a past VA loan ended with a debt to VA, that entitlement cannot be restored until the debt is paid in full. For loans above the standard county limit with full entitlement, see our VA high balance home loan page.

Straight answers about getting a second VA loan.
Yes, if you have enough remaining entitlement. The entitlement tied to your open VA loan has not been restored, and the guaranty on the new loan is reduced by that amount. The new home must be your primary residence.
Your Certificate of Eligibility shows it. At least one program requires a certificate dated within six months of your application, and we can help you request one.
For loans greater than $144,000, the certificate does not show a specific entitlement amount over $36,000. It shows Available instead. VA calls the first $36,000 of entitlement your basic entitlement.
Not with full entitlement. With less than full entitlement, a down payment may be needed when your remaining guaranty does not cover a larger loan. Loans above $1,500,000 need full entitlement with at least one program.
A higher subsequent use fee can apply. It does not apply if your only prior use of entitlement was for a manufactured home not classified as real estate. Some veterans are exempt from the funding fee; see our exemptions page.
Yes. A veteran and a spouse who is also a veteran can both use their entitlement. When more than one veteran is on the loan, the entitlement charge is divided equally, or unequally with the veterans’ written agreement.
At least one program accepts scores from 580 on loans up to $1,000,000. Larger loans need higher scores, such as 680 at $1,500,000.
