A Conventional Cash-Out Refinance For Your Equity
Replace your mortgage with a larger conventional loan and take the difference in cash, for any purpose. On a Fannie Mae cash-out, at least one borrower needs six months on title first.
Your equity, paid out at closing.
A conventional cash-out pays off your current mortgage and hands you the rest, with a few timing rules to plan around.

- Any first mortgage being paid off must be at least 12 months old

What Is The Saxton Cash-Out Refinance?
A new conventional first mortgage, larger than the one it replaces, with the difference paid to you in cash.
The Saxton Cash-Out Refinance follows Fannie Mae and Freddie Mac guidelines. It pays off your current first mortgage and any second mortgage of any age, and the remaining equity comes to you in cash that can be used for any purpose.
Timing is the main rule. At least one borrower must have been on title for six months before the new loan funds, and a first mortgage being paid off must be at least 12 months old. Homes you inherited or were legally awarded in a divorce have no waiting period. If you bought the home with cash in the past six months, delayed financing can return your initial investment plus closing costs.
Use it on a primary residence of 1 to 4 units, a one-unit second home, or a 1 to 4 unit investment property, with loan amounts up to $832,750, or up to $1,249,125 in higher-cost counties.* If your debt-to-income ratio is above 45%, plan on six months of reserves. Owner-occupied cash-out in Texas runs through a separate Texas program.
Why choose Saxton for a cash-out refinance?
Built for owners with real equity who want it in cash, on conventional terms.
Consolidating Debt
Replacing higher cost balances with one mortgage payment is the most common reason owners reach for this.
Funding A Project
A renovation, a repair, or a purchase elsewhere, funded from equity rather than from a separate loan.
Paid Cash? Get It Back
Bought the home with cash in the last six months? Delayed financing can return what you put in, plus closing costs, without the six-month wait.
What It Costs You
Cash out prices higher than a rate and term refinance because it carries more risk. Worth knowing before you compare quotes.
Watch The First Rate
If your existing rate is low, replacing it to reach equity can cost more than a second lien would. Compare both.
A Second Lien Instead
A HELOC sits behind your first mortgage and leaves it alone. Often the better answer right now.

Frequently Asked Questions
Answers to the cash-out questions we hear most.
Saxton Mortgage does. At least one conventional program we offer does cash-out refinances on a one- to four-unit primary residence, a one-unit second home, or a one- to four-unit investment property. Any first mortgage being paid off must be at least 12 months old, and a home you own free and clear is eligible. At least one VA cash-out program we offer starts at a 500 credit score for eligible veterans.
Your new loan can go up to the conforming limit for your county, $832,750 in most areas or up to $1,249,125 in higher-cost counties.* How much of that comes to you as cash depends on your equity and your current balance. If you bought with cash in the past six months, delayed financing caps the new loan at your initial investment plus financed closing costs.
On a Fannie Mae cash-out, at least one borrower has to have been on title for at least six months before the new loan funds, and any first mortgage being paid off has to be at least 12 months old, measured from its note date to the new note date. There is no waiting period if the home was inherited or legally awarded in a divorce, separation or dissolution of a domestic partnership. Time the home was held by an LLC majority-owned or controlled by the borrower, or by a revocable living trust where the borrower is the primary beneficiary, can count toward the six months.
Home improvements, debt consolidation, education, major purchases, or other financial goals.
At least one program has no set minimum credit score when the loan gets an automated approval, and another starts cash-out refinances at 580. Your full file decides the outcome, not the score alone.
What you bring to closing is cash for closing costs, prepaid taxes and insurance, and any escrow funding, and some of that can often be rolled into the new loan. What decides the size of the loan is the equity in the property and the requirements that apply to your file.* Separately, on a Fannie Mae cash-out run through Desktop Underwriter, a debt-to-income ratio above 45% means you also need six months of reserves.
Yes. On eligible conventional cash-out loans you can choose a fixed rate or an adjustable rate. A loan with a temporary interest rate buydown is not eligible for a Fannie Mae cash-out.
Yes. A cash-out refinance replaces your existing first mortgage with a new one. It also works on a home you own free and clear, with no mortgage to pay off. If the home was listed for sale, Fannie Mae requires it to be taken off the market on or before the day the new loan funds.
Saxton is headquartered in San Diego and licensed in 41 states. Inside California that covers Los Angeles, the Inland Empire, the Central Valley and the Bay Area, including markets like Walnut Creek, Victorville and Bakersfield. The same cash-out refinance is available in Nevada, Arizona, Washington, Florida and most of the rest of the country. A few states, Texas among them, layer their own cash-out rules on top, so the state your property sits in can change the details even though it rarely changes whether we can help.
