What is the Saxton FHA One-Time Close Construction Loan?
Construction financing and the permanent mortgage, closed together in one transaction
The Saxton FHA One-Time Close Construction Loan finances the building of a manufactured home and the mortgage that follows it in a single closing, instead of a construction loan now and a separate refinance later.
This program is for manufactured housing. Site built and modular homes are not eligible for it, which is the single most important thing to know before you plan a build around it.
You can already own the land or buy it from the builder. The financed amount includes the cost of the home itself, transporting it from the dealer’s lot, and every on-site installation cost. The maximum is set by the FHA limit for your county.*
Why choose the Saxton FHA One-Time Close Construction Loan?
Built for people putting a new manufactured home on their own piece of land.
One Set Of Closing Costs
You close once. There is no second closing and no separate refinance when the build finishes.*
Land You Already Own
You can already own the land, or buy it from the builder as part of the same transaction.
Buying The Lot Too
If you are buying the land from the builder, its cost is folded into the same loan.
Delivery And Setup
Land held more than six months, or received as a gift, is counted at its appraised value.*
No Inventory To Wait On
In markets with nothing to buy, building is often the faster route to a home.*
Separate Construction Term
The construction period runs on its own term and does not shorten the permanent loan that follows.
