Eligibility is by address, using the USDA property eligibility map. A great many suburban-feeling areas still qualify, so it is worth checking a specific address rather than assuming. A licensed loan officer can check it in a minute.

Less than most programs ask for, though never nothing. Closing costs, prepaid taxes and insurance, and escrow items still have to be covered. Some of those can be met through seller concessions or financed where the program allows. Your loan officer can give you a working figure once the property and the offer are known.*

Multi-width homes on land you own. Single-width homes are eligible under at least one program and excluded under others, manufactured homes on leased land are not eligible, and mobile homes are not eligible.
