Buying a Home With No Credit Score
No score is not the same as bad credit. If you have paid rent, utilities, and insurance on time, that history can be assembled into a credit file underwriting will accept.
Nontraditional credit is a real path
You have been building a payment record. It just is not on a credit report.
- Nontraditional credit is permitted on FHA purchase and standard refinance transactions.
- It is permitted on VA purchase and VA cash-out refinance, following the FHA nontraditional credit requirements.
- USDA has the most fully documented alternative credit process of any program, with a specific list of acceptable references.
- Conventional financing allows it too. Fannie Mae and Freddie Mac both have paths where no borrower on the loan has a credit score.
- HUD Section 184 permits nontraditional credit and one program under it states there is no minimum credit score requirement.
- These paths are for a primary residence you occupy. Investment property and second home purchases are not part of this.

What Counts As A Credit Reference
The USDA guidelines spell this out more clearly than any other program, so they are worth reading closely.
With a twelve-month verification of rent, USDA requires two tradelines total: the rent verification plus one more, which can be a traditional account from your credit report with a twelve-month history or an eligible alternative reference. With no rent history at all, three tradelines are required. Every eligible alternative tradeline needs a twelve-month history and cannot have been closed more than six months before the file goes in.
The acceptable sources are broader than most people expect. Rent or housing payments. Gas, electric, water, land-line telephone, or cable when not included in rent. Automobile, life, household, renter’s, or medical supplement insurance. Licensed childcare, documented on the provider’s letterhead with the child’s name, enrollment date, amount due, and payment history. School tuition. Payments to local stores such as car dealerships and furniture or appliance retailers. Uninsured portions of medical bills. Internet or cell phone service. Automobile leases. Personal loans with written repayment terms. Monthly subscriptions and gym memberships. Even a documented twelve-month savings history showing regular deposits equal to three months of the proposed payment, retained as reserves after closing.
Two things do not count. Cash payments without a direct or third-party verification are not acceptable documentation, so a landlord who takes cash and gives no receipts creates a real problem. And obligatory debts where credit was not extended to you, such as child support, alimony, garnishments, and court-ordered debts, are not eligible tradelines.

Ratios Run Tighter On FHA
FHA nontraditional credit files carry stricter qualifying ratios than a scored file. The occupying borrower’s income is what gets used, and a non-occupant co-borrower’s income cannot be included in the calculation.
The File Is Manually Underwritten
Nontraditional credit generally means a manual downgrade rather than an automated approval. That means a human reads the whole file, which takes longer and rewards clean, well-organized documentation.
Conventional Has A Narrow Box
On the agency no-score paths, the property has to be a primary residence, all borrowers have to occupy it, and the transaction has to be a purchase or a rate and term refinance. Cash-out is not part of it, and one program limits it to a single unit with a fixed rate.
Jumbo And Non-QM Are Closed To You
Every jumbo and non-QM guideline we work from requires credit scores, and several require two per borrower. If you need a loan above agency limits, building a score first is the practical path.
Streamline Refinances Are Excluded
FHA streamline, USDA streamlined, and the agency high-equity refinance programs all specifically exclude nontraditional credit, even though the underlying programs permit it on standard transactions.
Homebuyer Education May Be Required
At least one conventional no-score path requires a borrower to complete homebuyer education before closing. It is a small step and worth starting early rather than late.
