Non-permanent resident aliens with established U.S. credit are eligible borrowers under at least one HELOC program we offer. Some immigration categories are excluded, and the program’s standard credit and income rules still apply.
What a non-permanent resident HELOC requires
Each item below is a requirement of at least one HELOC program we offer.
- You must have established U.S. credit.
- Your score must be at least 600 on a primary home, or 640 on a second home, based on the primary wage earner’s Experian FICO 8 score.
- Individuals classified under Diplomatic Immunity, Temporary Protected Status, Deferred Enforced Departure or Humanitarian Parole are not eligible.
- Your debt-to-income ratio can be up to 50%, or up to 45% with a score below 680.
- Your mortgage or rent history must show no 30-day late payments in the past 6 months and no more than one in the last 12 months.
- At least 75% of the line must be drawn at closing.

Can A Non-Permanent Resident Get A HELOC?
Yes. At least one HELOC program we offer lists non-permanent resident aliens with established U.S. credit as eligible borrowers.
Eligible borrowers under at least one program include U.S. citizens, permanent resident aliens and non-permanent resident aliens with established U.S. credit. Individuals classified under Diplomatic Immunity, Temporary Protected Status, Deferred Enforced Departure or Humanitarian Parole are not eligible.
Not every program fits. At least one other HELOC program we offer requires a Social Security Number and does not accept an Individual Taxpayer Identification Number (ITIN). We match you to the program that fits your situation.
The rest of the rules are the program’s standard ones: a 600 minimum score on a primary home, lines from $25,000 to $750,000 with lines above $500,000 limited to primary homes and a 700 score, and income verified electronically, with document upload if that does not work.
