Reverse Mortgage Credit Requirements

There is no minimum credit score for a HECM, but the lender still pulls a credit report for every borrower. The underwriter reviews how you have paid housing costs, debts and property charges, and looks at the overall pattern, not just isolated late payments.

Quick answer

Saxton Mortgage does. At least one HECM program we offer has no minimum credit score, but a new credit report is pulled on every loan and your credit and property charge payment history is reviewed. If that history is not acceptable after any extenuating circumstances are considered, a fully funded Life Expectancy Set-Aside is required, and your property taxes and insurance are then paid for you from it.

What the credit review covers

Each item below is an FHA rule for the HECM or a requirement of our reverse mortgage program.

  • Credit scores are not a criterion for a HECM, and there is no minimum score. The lender still gets a tri-merged or residential mortgage credit report for each borrower, and our program pulls its own new report on every loan.
  • Housing payments are reviewed first, then installment debts, then credit cards and other revolving accounts. A mortgage payment counts as late if it is not paid within the month it is due.
  • Property taxes, homeowners and flood insurance, ground rents, condo, PUD and HOA fees, and special assessments are reviewed. Taxes and other charges are checked for 24 months and insurance for 12, including a prior home if you moved in the last 24 months.
  • Each outstanding collection account and charge-off needs a letter of explanation with supporting documents. Larger collection balances must be paid off or put on a payment arrangement with the creditor. If no arrangement is available, an estimated payment is counted in your expenses. HECM proceeds cannot pay off debts that are not attached to the home.
  • Court-ordered judgments must be paid off before or at closing. In our program, only judgment liens recorded against the home can be paid from HECM proceeds. Other judgments must be paid from your own funds.
  • Every borrower is checked against the federal Credit Alert Verification Reporting System, or CAIVRS. In our program, the loan is suspended until delinquent federal tax debt is resolved with the IRS and delinquent federal non-tax debt is resolved with the creditor agency.

How The Credit Review Works

The financial assessment looks at your willingness and capacity to meet your financial obligations on time. Your credit history is how the lender judges willingness.

The underwriter looks at your overall pattern of credit, not just isolated late or slow payments. FHA also tells the lender to keep in mind that some borrowers seek a HECM because of financial difficulties, and to consider how far the HECM itself could solve them. One part of an acceptable history is that credit cards and other revolving accounts show no major derogatory credit in the past 12 months, such as a payment made more than 90 days after the due date. Serious items such as foreclosures, bankruptcies, defaults and late mortgage or property charge payments get particular attention. You also give a written explanation for any credit inquiries made in the last 90 days.

Property charges get their own review. Your property tax history covers every taxing authority on all real estate you own. If your taxes were paid through your mortgage escrow account, the mortgage payment history on your credit report can show it. If late tax or insurance payments were caused only by your servicer paying late from escrow, your history can still be considered satisfactory. A satisfactory history means taxes and HOA, condo and PUD fees are current at application with no delinquencies in the past 24 months.

When credit or property charge history falls short, the lender decides whether late payments came from a disregard for obligations, an inability to manage debt, or extenuating circumstances. Our program does not limit extenuating circumstances to HUD’s examples, but each one must be well documented, have a measurable impact on your finances, not be caused by your own actions, be unlikely to recur, and be backed by access to other financial resources. If none can be documented, a fully funded set-aside that pays property taxes and insurance from loan proceeds is required at minimum, and the HECM must still be a sustainable solution. Compensating factors cannot make up for derogatory credit. They apply only to a residual income shortfall, covered on our reverse mortgage income requirements page.

Why choose Saxton to review your credit

This page is for homeowners 62 and older, and family members, who want to know how past credit problems are reviewed for a HECM.

Limited Credit Is Considered

If no traditional credit report is available and you are applying for a HECM on your current home or a refinance, you may be deemed to have acceptable credit.

A Spouse’s Credit Is Separate

The lender does not need to consider the credit history of an eligible non-borrowing spouse. Their credit report is pulled only if their income is used as a compensating factor or to reduce family size.

Escrow Errors Are Not Yours

If late tax or insurance payments were caused only by your servicer paying late from your escrow account, your property charge history can still be considered satisfactory.

Forbearance Is Not Delinquency

If you were granted mortgage forbearance and are performing under the plan, you are not treated as delinquent. A COVID-19 forbearance does not need a plan document.

Disputes Can Be Excluded

Disputed medical accounts and disputed accounts from identity theft, card theft or unauthorized use may be excluded. Theft claims need a police report or creditor documentation.

Unemployment Can Be Explained

If job loss caused late payments, you document satisfactory history before the job loss and that you are working again or have other income, among other items.

Frequently Asked Questions

Straight answers about credit and the HECM.

Not by itself. In our program, a discharged bankruptcy does not affect a HECM on your current home or a HECM-to-HECM refinance, as long as other guidelines are met, though a set-aside may be required if extenuating circumstances are not documented. If you are in an active bankruptcy, the trustee must approve before the loan can proceed. Payments under a bankruptcy plan are counted in your monthly expenses.

Only when you use a HECM to buy a home. Under FHA’s HECM for Purchase rules, a Chapter 7 bankruptcy needs at least two years since discharge at case number assignment, and in that time you must have reestablished good credit or chosen not to take on new credit. A period of 12 months to two years may be acceptable if the bankruptcy was caused by extenuating circumstances beyond your control and you have since shown a documented ability to manage your finances responsibly. A Chapter 13 bankruptcy must be discharged or have at least 12 months of the payout period behind it. If it is not discharged, your payments must have been on time and the bankruptcy court must give written permission.

Court-ordered judgments must be paid off before or at closing, whatever the amount, and the lender also looks at whether the judgment came from a disregard for obligations, an inability to manage debt, or extenuating circumstances. In our program, only judgment liens recorded against the home can be paid from loan proceeds at closing. Judgments not recorded against the home must be paid from your own funds.

CAIVRS is the federal Credit Alert Verification Reporting System. Every borrower is checked against it for delinquent federal non-tax debt, such as a deficiency judgment from a past FHA loan. The lender may not deny a HECM based only on CAIVRS information it has not verified. If a delinquent federal debt is confirmed, our program suspends the loan until it is resolved.

Each outstanding collection or charge-off needs a letter of explanation backed by documentation. For a charge-off, the lender decides whether it came from a disregard for obligations, an inability to manage debt, or extenuating circumstances, but charge-offs are not counted in your monthly expenses. Larger collection balances must be paid off or put on a payment arrangement with the creditor. If no arrangement is available, an estimated payment is counted in your expenses. HECM proceeds cannot pay off debts that are not attached to the home.

It can. FHA tells the lender to pay particular attention to serious derogatory credit, such as foreclosures, bankruptcies and defaults. A foreclosure is reviewed as part of your overall pattern of credit. If your history does not meet FHA’s standard for satisfactory credit and no extenuating circumstances can be documented, a fully funded set-aside is required at minimum.

Mainly when your credit or property charge history is not satisfactory and no extenuating circumstances can be documented. It can also be required when your residual income falls short and a partial set-aside would not be enough to cover the gap. With a fully funded set-aside, the lender pays your property taxes and insurance from loan proceeds, and you still pay other property charges such as HOA dues. If the set-aside funds are insufficient or run out, you are responsible for all property charges. Our program allows it on fixed or adjustable-rate loans, and the lender must still find reasonable assurance that you can manage your obligations.
