Can You Use A VA Loan On A Modular Home?
Yes. At least one VA program we offer lists modular homes as eligible, and the home has to be the veteran’s own residence.
A modular home is built in a factory, carried to the lot, and assembled by a contractor into a finished house. At least one VA program we offer lists modular homes among its eligible property types on purchases and refinances, and at least one accepts modular, prefabricated, panelized, or sectional housing.
Manufactured housing is a different category with its own rules. At least one program lists modular homes and 1-unit manufactured housing as separate eligible types, and at least one accepts modular housing while noting it is not manufactured housing. Either way, a property that does not meet VA’s Minimum Property Requirements is not eligible. If your home is manufactured, see our VA manufactured home loan page.
If the home is new, VA looks at the builder too. For a home appraised as new construction, the builder must have a valid VA builder identification number before VA issues its notice of value. The home must also be covered by a one-year VA builder’s warranty or a ten-year insurance-backed protection plan.
