What is the Saxton Investment Property Loan?

Two ways to qualify: standard documentation, or the income the property produces

The Saxton Investment Property Loan offers two separate routes. The agency route follows standard agency guidelines and full income documentation. The rental income route qualifies on the rent the property produces and is a portfolio program, not agency financing, built for buyers who are financing a property that produces rent.

On a rental purchase, the property’s own rent can help you qualify. A one-unit rental needs Fannie Mae’s Form 1007 rent schedule with the appraisal, while Form 1025 covers rentals from duplexes to fourplexes. An existing lease that transfers to you at purchase can also be used.

Fannie Mae requires DU to approve every investment property loan, so manual underwriting is not available. Other financed properties add to your reserves, but properties financed through an LLC that you did not personally sign for stay out of the count. Learn more about second home.

Why choose the Saxton Investment Property Loan?

Built for investors who want the property to carry itself.

Your Own Housing Cost Matters

At one program, if you have no housing payment of your own, rent from the property you are buying may be limited or not usable. How long you have collected rent also affects what counts.

Real Estate Investors

Finance investment properties, including 2-4 units and eligible condominiums.

Growing A Portfolio

Refinance one property to help fund the next one.

LLC Time Counts Toward Seasoning

On a cash-out, months the rental sat in an LLC you majority-own or control count toward Fannie Mae’s six-month ownership rule. Before closing, title must move from the LLC to you personally.

No Personal Income Docs

On the rental income route, personal income documentation is generally not required.

Two To Four Units

Small multi-unit properties are eligible, not only single-family rentals.

Frequently Asked Questions

Answers on rental income, reserves, credit and cash-out for conventional rentals.

Saxton Mortgage does. At least one conventional program we offer finances one- to four-unit investment properties starting at a 580 credit score. At least one rental program we offer qualifies on the property’s rent instead of your personal income, from $100,000 to $3,000,000, starting at a 660 credit score.

A conventional investment property loan is capped by the conforming limit that matches its unit count, and a high-balance option at one program covers rentals in high-cost areas. Saxton caps rental financing below its owner-occupied limits, so plan on bringing more cash. We size the loan once DU reviews your income, debts and reserves.

Yes, a conventional investment property loan is full documentation, so your personal income is verified along with any rent. Rent from the property you are buying can be added when Form 1007 or Form 1025 supports it. Want to qualify on rental cash flow without personal income? Ask about our DSCR loans instead.

A conventional rental loan covers one- to four-unit residential properties, and a home leased to a business for use as a group home is eligible too. Co-op units cannot be investment properties. A newly built home is excluded if you have a relationship with the builder, developer or seller.

Saxton’s summary puts the conventional investment property loan floor at 620, and DU has to return Approve/Eligible. At one program, investors holding seven to ten financed properties no longer need a separate 720 score, a requirement it removed in 2026.

A conventional rental needs a bigger down payment than an owner-occupied purchase, since Saxton’s rental financing ceiling sits below its primary and second home ceilings. All of it must be your own money, since gifts and employer assistance are not allowed on an investment property, and DU reserves come on top.

Yes, investment properties are eligible for an ARM at one of the conventional programs we offer. Once your count of financed properties reaches seven, that program sends the file to a separate product designed for portfolios of seven to ten.

Yes, pulling cash from a rental through a conventional refinance is allowed after a borrower has held title for six months, and a first mortgage being retired has to be a year old or more. DU adds a six-month reserve requirement when your DTI is above 45%. Learn more about Cash-out refinancing.
