Where should I start with my VA benefit?
One benefit, three main uses, and a few things almost nobody tells you
The VA home loan is the strongest benefit in American lending and the most underused. Your entitlement. No monthly mortgage insurance. It can be used more than once, and it does not expire.
There is no single VA loan. There is a purchase loan, a streamline refinance for lowering your rate with very little paperwork, and a cash out refinance that reaches further than conventional guidelines allow. If your credit has taken a hit there is a route for that too, and the benefit also covers a manufactured home.
Two things worth knowing. The VA publishes no minimum credit score, so any minimum you have been quoted came from a lender. And entitlement you used years ago can often be restored. This page exists to get you to the right one of these rather than the first one you find.*
Which one is right for you?
Four paths through the same benefit. Pick the one that matches where you are.
Buying A Home
Your entitlement and no monthly mortgage insurance, on a home you will live in.*
Lowering Your Rate
A streamline refinance needs very little documentation and in most cases no appraisal at all.
Taking Cash Out
The VA cash out reaches further than conventional guidelines allow, which makes consolidation worth the math.
Rebuilding Credit
A streamline refinance needs very little documentation and usually no appraisal.*
Using It A Second Time
Entitlement is not always spent. It can often be restored and used on another home.*

Frequently Asked Questions
Straight answers about the VA home loan benefit and how to use it.
For veterans with full entitlement, VA does not cap the loan amount the guaranty can support, though the loan still has to be one you can repay. If you have used entitlement before and it has not been restored, the guaranty available is reduced and the math changes.
Yes. The benefit does not expire and is not once only. Entitlement tied to a previous loan can often be restored once that loan is paid off, freeing it up for another home.*
A streamline refinance lowers the rate on a loan you already have, with minimal documentation and usually no appraisal. A cash out refinance replaces your mortgage with a larger one and gives you the difference, and it reaches further than conventional guidelines allow.
None. The VA publishes no minimum. Every figure you have been quoted is a lender overlay, which is why the answer changes depending on who you ask. We write VA financing down to a 500 credit score.
No. VA loans carry no monthly mortgage insurance regardless of how little you put down, which is frequently the largest single difference between a VA payment and a conventional one.*
Not directly. VA financing is for a home you occupy. A one to four unit property is eligible if you live in one of the units, which is how many veterans start out as landlords.
With a Certificate of Eligibility, which confirms your service qualifies and how much entitlement you have. We can pull it for you in most cases, and it is the first thing worth doing even if you are a year away from buying.
