What is the Saxton ITIN DSCR Investment Loan?

Rental property financing for ITIN borrowers, underwritten on the building.

Two things usually stop an investor here. The first is not having a Social Security number, which rules out most conventional lending outright. The second is documenting personal income well enough to support an investment property purchase. This product addresses both at once.

It accepts an Individual Taxpayer Identification Number in place of a Social Security number, and it uses a debt service coverage approach, which means the qualifying analysis is driven by the rent the property produces rather than by personal income documentation.

It is strictly an investment product for a business purpose. Neither you nor a family member may live in the property. Eligible property types include single-family attached and detached homes and two- to four-unit buildings. Warrantable condominiums are eligible. Rural properties are not eligible under this program. Purchase, rate-and-term refinance and cash-out refinance are all available.

Why choose the Saxton ITIN DSCR Investment Loan?

For ITIN borrowers building a rental portfolio rather than buying a home to live in.

No Social Security Number Needed

An Individual Taxpayer Identification Number is accepted, which is the barrier that stops most conventional investment lending.

The Rents Do The Work

Coverage is measured on the property, so the file does not hinge on personal income documentation.

Up To Four Units

Single-family homes and two- to four-unit buildings are both in scope, which covers most small rental purchases.

All Three Purposes

Purchase, rate-and-term refinance and cash-out refinance are available, so it works for buying and for repositioning what you already own.

We Will Be Direct About Reserves

Cash out can help satisfy the reserve requirement, but you need some months of your own funds. We will tell you the number up front.

Rural Properties Excluded

Rural properties are not eligible on this program, which is worth checking against a specific address before you commit to it.
