MH Advantage is a conventional manufactured home loan, but it sits on its own row in the financing grid, separate from standard manufactured housing. Getting into that row is a question of documentation on the home itself rather than anything different about your income or credit file.

Two things decide an MH Advantage file, and neither of them is on your credit report. The first is whether the home carries its MH Advantage sticker along with an intact HUD Data Plate and HUD Certification Label. The second is the site itself, where the driveway surface is a specific, checkable requirement. Confirming both before an appraisal is ordered is the single best use of an afternoon on this kind of purchase.

The home must carry the MH Advantage sticker, or the comparable CHOICEHome label, affixed to the unit. It must also have its HUD Data Plate and its HUD Certification Label present. If any of those three are missing, the file moves to standard manufactured home terms, and that is a conversation worth having before an appraisal is ordered.

The Sticker Was Removed

Stickers get peeled off during transport or by a previous owner. Without it, the home does not underwrite as MH Advantage even if it was built to the specification.

The Data Plate Is Painted Over

The HUD Data Plate is usually inside a cabinet or closet. It has to be legible and present. A painted-over or missing plate becomes a condition on the file.

The Certification Label Is Missing

The HUD Certification Label is the metal tag on the exterior of the unit. Like the data plate, it has to be there and it has to be readable.

The Driveway Is Bare Dirt

The driveway has to be blacktop, pavers, brick, concrete, cement, or gravel. A dirt or grass drive is a repair item before the loan can close.

The Gravel Is Too Thin

A gravel driveway is acceptable, but it has to be at least four inches thick. Thin gravel over dirt does not meet the requirement.

There Are No Nearby Comps

The appraisal prefers other MH Advantage properties as comparables. Where those are thin, supplemental site-built comparables are allowed, which is what makes rural and semi-rural files workable.
