The Saxton USDA One-Time Close Construction Loan finances the build and the mortgage that follows it in a single closing, so the financing is settled before the first trench is dug.

What makes this program worth knowing about is what it will build. Modular homes are eligible here and are not eligible on either the agency or the FHA one-time close. If you are set on a modular home, this is the route.

Manufactured homes qualify in both single width and multi width, as do manufactured PUDs. Stick built construction is not allowed on this program. For a site built home you would use the agency one-time close instead. The financing converts to permanent when the certificate of occupancy is issued.*
